NTT DATA's regional Abu Dhabi HQ had been running out of the same office for 10 years: a boardroom, a meeting room, open workstations, private offices, a CEO room, and a staff kitchen behind it all. A decade of use had caught up with the space. The AC had failed outright, noise carried across the whole floor, and the lighting made everything look tired.
The brief was a full demolition and rebuild, 270 square meters and 24 workstations, with a 12 week deadline and a global brand guideline running past 170 pages that had to be respected line by line. None of that left much room for guesswork.
Can a Failing Office AC System Just Be Repaired Instead of Replaced?
The old AC system was not underperforming, it was dead, running at very low efficiency with constant noise on top of it. A patch repair on a system already this far gone tends to fail again within a few months, which is exactly the outcome a less experienced contractor sets a client up for when they choose the cheaper fix.
The FCU units and ducting were fully replaced instead of repaired. It costs more up front than a patch job, and it is the difference between a system that lasts and one that needs a callback in 90 days.
Do Multinational Corporate Clients Require Their Own Design Approval Process?
NTT DATA's global brand guideline runs past 170 pages, covering colors, materials, furniture, and signage down to a level of detail most local fit-out projects never touch. Every design decision on this project got checked against that document before drawings even started, not after.
Skipping the brand guideline review to save a week at the front of a project is the fastest way to spend three weeks redoing approved drawings later. Read it first, every time.
Can Staff Keep Working in the Office During a Full Demolition and Rebuild?
A full demolition meant there was no version of this project where staff kept working from the same floor. NTT DATA sent employees to work remote for the duration, since the alternative, a temporary business center rental, added its own cost on top of an already tight schedule.
Why a full demolition rules out staying in place
- Structured cabling gets pulled and replaced across the whole floor, not patched room by room.
- Ceiling and flooring come out completely to install the new acoustic ceiling system and carpet tiles.
- AC ducting removal and reinstallation is not something that can happen safely around occupied desks.
Why Does an IT or Data Company Need Cat6a Cabling Instead of Standard Cabling?
NTT DATA's core business runs on data and server connections, which made structured Cat6a cabling and the server room connections themselves completely non-negotiable. Cat6a carries more bandwidth and resists interference better than older cabling standards, and for a company like this one, a weak cabling install does not show up as a spec sheet number, it shows up as a daily bottleneck the moment people move back in.
What Happens When an Office Fit-Out Budget Runs Short on Soundproofing?
Partway through, budget pressure landed squarely on acoustic treatment. Cutting it was on the table. Instead of cutting it, the approach shifted to where the noise actually was: suspended acoustic panels installed above the loudest workstation clusters, rockwool insulation added through the ceiling void, and full separation above the ceiling between private offices and the boardroom so sound could not simply travel over the top of a partition wall.
| What Got Cut Instead | What Stayed, and Where |
|---|---|
| Full-surface acoustic treatment everywhere | Suspended acoustic panels targeted at the loudest workstation clusters |
| Premium acoustic wall systems throughout | Rockwool insulation and ceiling void separation around private offices and the boardroom |
Never compromise on soundproofing. It is one of the most important things in an office, and it is also one of the easiest things to quietly cut when a budget gets tight.
How Long Does a Full Office Demolition and Rebuild Take?
270 square meters, 24 workstations, 12 weeks from full demolition to handover, with a completely new AC system, Cat6a structured cabling throughout, acoustic ceiling and wall cladding, and high density carpet tiles across the floor.
"Arcave handled the renovation of our company's head office in Abu Dhabi, and the results were exceptional. Their quality of work, commitment, innovative design and professionalism truly stood out, we now have a comfortable, inspiring office. Special thanks to Eng. Laith and Eng. Ahmed."

What Approvals Does a Full Office Fit-Out Need in Abu Dhabi?
A full commercial office rebuild like this one needs sign-off from DMT, Civil Defense, TAQA, and ADM, covering the fit-out permit itself, fire and life safety compliance, and utility connections for the new AC and electrical systems. Coordinating all four as part of the same project, rather than chasing them separately after work has already started, keeps the schedule from stalling halfway through.
What Is the One Thing Worth Getting Right From the Start?
Never compromise on soundproofing in an office fit-out. It gets treated as an easy line item to trim when budgets tighten, and it is one of the details staff notice every single day once they move back in, long after the paint and furniture stop standing out.
