When Aperture Design Studio outgrew its previous workspace, the firm required a new headquarters at AK Tower in Abu Dhabi that reflected their own creative expertise. This commercial project needed to comfortably house 50 staff while functioning as a showroom for their design identity.
Arcave delivered a complete turnkey solution for this 350-square-meter commercial project, transforming a bare shell and core unit into a striking industrial-style office in exactly 10 weeks.
The Challenge
An industrial look on a real budget, for a client with an exacting vision
The interior design brief was highly specific: a vibrant orange cafeteria, moss and greenery feature walls, industrial pendant lighting, and sealed OSB wood accents in place of conventional joinery. However, executing a true industrial office fit-out on a strict budget requires strategic planning.
The core challenge was ensuring the exposed shell and core elements looked like a premium, intentional architectural choice rather than an unfinished commercial space. This meant being highly deliberate about which surfaces remained raw and which received detailed finishing work.
Arcave's Solution
Value-engineered MEP delivery and a turnkey aesthetic that exceeded expectations
By value-engineering the MEP (Mechanical, Electrical, and Plumbing) layout, Arcave completely avoided the massive expense of installing a raised floor system. With workstations placed in the center of the open floor plate, power and data were intelligently routed through custom ceiling-drop conduit poles. This solved a complex logistical problem while actively reinforcing the raw industrial aesthetic.
The completed turnkey fit-out features a quiet focus room, a collaborative game lounge with a PlayStation and foosball table, and an executive boardroom enclosed in a sleek glass partition. By optimizing the structural MEP design and skipping the raised flooring entirely, Arcave saved the client over AED 150,000, bringing this bold 350-square-meter commercial project to life on budget.
