The Nails Lodge is a first branch, first time salon. The owner, Ms. Tamara, did not want a regular modern nail bar look. She wanted a cozy, lodge inspired space, and every chair, display, and shelf built to match that idea instead of picked off a shelf.

None of that was the hard part. The hard part was the shop itself. Bare shell and core, no water line at all, a shared chilled water pipe too small to cool the space, and an electrical connection capped so low it could barely run the lighting plan, let alone the AC and a full smart audio system.

What Happens If a Shared Chilled Water Pipe Cannot Cool Your Shop Properly?

"Shell and core" sounds simple until you're the one standing inside an empty concrete box with a 10 week opening date already promised to the owner's own customers. There was no water line into the unit. Cooling for the whole shop had to come from a chilled water pipe just 1 inch wide, shared across 6 separate shops in the same building.

That pipe was never going to cool a busy salon with 14 sink stations and dedicated treatment rooms on its own, and the landlord would not increase the pipe size or the flow rate. No negotiation moved that number.

Is a Bigger AC Unit Always the Right Fix for a Cooling Shortfall?

Ask a less experienced contractor to solve a cooling shortfall like this and the usual answer is to bolt on bigger FCU machines, maybe two 5 ton units, and call it done. That approach almost always backfires. Units sized without a proper heat load calculation for the actual space, the actual UAE summer, and the actual number of people and equipment inside it tend to run loud, cycle constantly, and still fall short on the hottest days.

A salon that loses AC performance in the middle of summer does not get a second chance with that client. They leave, and they do not come back to find out if it was a one-off.

Arcave's MEP team ran the heat load calculation properly first. With the chilled water line fixed at capacity, the fix was supplementary DX split units sized to what the space actually needed, not a guess dressed up as a solution.

Can a Shop's Electrical Supply Be Upgraded if the Landlord Capped It Too Low?

Electrical supply to the unit was capped at 9 kW. For a fully custom salon with dimmable lighting circuits in the treatment rooms, a Bose smart audio system, AC equipment, and every station running at once, that ceiling was never going to work.

The fix here was not clever, it was correct: an MCCB breaker upgrade and a new electrical meter, done through the proper utility process rather than overloading a connection that was never built for this kind of load.

What a low electrical allowance actually breaks

• Dimmable lighting circuits in massage and treatment rooms need dedicated, stable capacity, not shared load that dims everything at once.
• Smart audio integration (the salon uses a high end Bose system) needs its own clean circuit to avoid interference and dropouts.
• AC equipment, especially the supplementary DX units, adds real draw on top of everything else already running.

Why Do Multiple Sink Stations Need Proper Venting and Slope, Not Just a Floor Drain?

A common shortcut on salon fit-outs is a single small water heater feeding every sink in the building. Picture 14 sinks running at once during a busy Saturday. That single heater runs out of hot water fast, and water pressure collapses right along with it.

The plumbing itself needed the same level of care. With no water line existing and coring into the slab not allowed by the landlord, drainage for every sink and pedicure station had to be built on a raised floor system, engineered with the correct slope, proper cleanouts, and full venting.

A client is not comfortable in a space with a bad smell or flickering lights, no matter how good the actual service is. They will not come back to find out if it gets better.

Does Furniture Really Matter for a Treatment That Takes 2 to 3 Hours?

A regular chair works for a 20 minute appointment. Nail treatments run 2 to 3 hours. The client chairs at The Nails Lodge were built with adjustable height and a built-in electrical lighting system, with the mechanism smartly hidden rather than bolted on as an afterthought.

That single detail affects two different people at once. The client stays comfortable for the full session, and the technician gets consistent lighting and ergonomics through a long shift instead of fighting a chair that was never designed for the job it is actually doing.

Do Businesses on Al Reem Island Need an ADGM License Instead of a Standard Trade License?

Al Reem Island does not run on a standard Abu Dhabi trade license anymore. Following a 2023 Cabinet Resolution, the island came under ADGM's jurisdiction, and every business there had to transition to an ADGM commercial license by the end of 2024. For a first time salon owner expecting the usual DED process, that is a genuinely different set of requirements, and it catches people off guard.
